Illustration of a timber-framed Edenbridge house with traditional casement windows
Illustration of a suitable house type, not a completed installation.

Edenbridge needs two conversations about replacement windows. The timber-framed High Street and Church Street call for close attention to historic detail. The later housing at Marlpit Hill, Stangrove Park and Spitals Cross brings a different question: how to replace the existing openings consistently without spending on a specification the house does not need. Oxted Windows covers both parts of the town from its Oxted enquiry route.

The old town grew where a Roman road crossed the River Eden. Railway growth later extended the settlement towards Marlpit Hill, and the post-war estates added another distinct layer of housing. That history is visible in the difference between small historic panes near the High Street and the broader openings of later homes. A photograph of the complete Edenbridge frontage is more useful than choosing a frame from a close-up sample alone.

For a later Edenbridge house, a white chamfered uPVC casement at 1000 x 1200mm is £815 to £1,200 supplied and fitted including VAT. A flush uPVC casement on the same size basis is £1,100 to £1,950 including VAT. For a house with a three-unit canted bay, the illustrative uPVC flush range at about 2000 x 1400mm is £3,380 to £5,430 including VAT. Bay support and damaged surrounding fabric need the survey before a final quotation.

In Edenbridge's conservation area, the existing frame material, glazing pattern and building status should come before those comparisons. White weatherboarding, tile-hung elevations and timber-framed buildings are part of the old town's character. Conservation designation does not by itself establish that every window must be timber, but listed buildings and any applicable Article 4 direction require separate checks with Sevenoaks District Council.

Edenbridge also sits beside the River Eden, with a documented history of flooding. Replacing windows is not a substitute for a property-specific flood-resilience assessment. Tell the surveyor about past water entry as well as draughts or condensation. Read Edenbridge, Kent on Wikipedia.
