Three Oxted designations, three boundary checks.
Old Oxted’s steep historic centre, Station Road West’s early twentieth-century mock-Tudor street and Broadham Green/Spring Lane around the mill are separately designated conservation areas. These distinct pockets do not make all of Oxted one conservation zone.
For an Oxted address, start with Tandridge’s conservation-area information and the mapped boundary. A street name alone cannot settle a particular plot’s position.
Article 4 means a particular direction.
For an Oxted-area house, check the Tandridge Article 4 dataset and ask the planning team for any applicable direction and map. Confirm which rights it withdraws for the proposed window work. A land-use direction elsewhere in a parish is not a blanket domestic-window restriction.
Limpsfield’s 2022 consultation proposed no Article 4 measures at that time. That dated statement cannot certify today’s rights at a Limpsfield address. Lingfield’s land-specific notices also need their maps and stated works read carefully.
Edenbridge is in Sevenoaks district. Its 2012 appraisal discussed a possible Article 4 direction, which does not prove adoption. Ask Sevenoaks to confirm current restrictions for the property.
Keep original Oxted joinery in the discussion.
For older buildings in Old Oxted, Limpsfield or Tandridge village, check the National Heritage List for England and the council record. Repairing sound historic joinery may be the right starting point. Listed building consent and planning permission are separate checks.
Where an Oxted specification requires timber, timber is available. The agreed profile, glazing bars, glass and opening arrangement still matter. Heritage is a product description, not permission.
What to include in the Oxted enquiry.
Give the postcode, road name, window count and existing frame material. Mention known listing or previous permissions. Keep photographs of the whole Oxted elevation ready for the installation company.
For an Oxted flat or maisonette, check the building’s planning position and freeholder requirements before relying on householder permitted development. Previous planning conditions may also constrain a later detached house.
